I was hired to place a tenant in the referenced property, which I did quickly and at a very high rental rate for the area. My services were limited to writing the lease and collecting the funds. With the exception of collecting the rents and disbursing the net proceeds by direct deposit to the client's account, my job was complete after the lease was signed. The client chose to manage the property on their own (to save money) and apparently had some difficulties handling those tasks.
Matt Ridgeway is very knowledgable for the area and will provide a number of listings that will meet any potential buyers needs and wants. I asked to see a house and wasn't really on the market per say but Matt was happy to show the house anyways. He didn't have any information on the house or property upon arrival but tried his best to point out what he saw. We hired Matt to sell a house for us and it was a nightmare. He was an hour late for our first meeting and didn't apologize. Insisted that we drop our price which other realtors that we spoke to felt was reasonable. Then he accepted a low-ball offer which we agreed to only if other offers could be accepted. But he marked the listing as 'under contract' instead of 'pending' so no other offers were received. He then insisted we do several projects on the house which were expensive and unnecessary. Run away as fast as you can. Where to even begin? It has been one disaster after another working with Matt. So many lost houses because we couldn't get ahold of him in order to go view the house, so many times he led us away from a good house in order to push a crappy house on us, so many times he couldn't be reached by phone, email or text, so many times he promised us something only to not deliver on it at all, so many times he clearly was not making any effort on our behalf when we were putting offers on houses so we lost... read more
Mr Ridgeway did not listen that I wanted to submit an offer of asking price and no contingencies. Insisted that I must have radon, termite, septic and well inspections on an AS IS house for sale by telling me that he would be sued if he did not submit the offer with those "required" contingencies. The seller refused my offer because it was loaded with contingencies and accepted a lower offer by another buyer. I first used Matt to buy a home in 2015. I used everyone he reccomenddd and ended up with a very poor inspector who passed everything that shouldn’t have been. However he did help me find a home quickly and at a good price. So I decided when time to sell that house to call him back and use him to find a new home and sell my previous one. Matt assisted me with looking at my first home to buy - he arrived late, while constantly reviewing his phone and edging to leave the entire walkthrough. He was very rushed. He was unresponsive to my calls, and was very rude on the only (and last) phone call we had together. If this agent reaches out to show you a property, run as fast as you can! Chose a realtor that respects his clients, that will respond to your needs respectfully, and give you the service you deserve during one of the most crucial points of your life.
He was late for our first appointment. He seemed to prefer to speak to my fiancee rather than I. Perhaps he didn't realize "the woman of the house" was the one making the home-buying decisions. When the house we wanted was sold, we were kept waiting for a response as such. He does not listen. He shows you the highest priced listings to make sure he gets a bigger commission. When you ask to look at less expensive homes, he says they are uneventful. He doesn't follow up at all. I found another realtor in the same area and I am now under contract.
